Recorded owner / deed grantee
A person or entity shown in an official deed, recorder, or comparable ownership record. This is strong ownership evidence for the recorded transaction or period, but later transfers can change ownership.
Record definitions
A person or company can appear in a property record for very different reasons. Landlord Record keeps those roles separate so the report does not claim more than the source supports.
A person or entity shown in an official deed, recorder, or comparable ownership record. This is strong ownership evidence for the recorded transaction or period, but later transfers can change ownership.
The owner name shown by an assessor or tax-assessment system. It is useful property evidence, but assessment systems can lag and should not automatically be described as current title or landlord status.
The person or entity associated with a property-tax record or tax mailing responsibility. A taxpayer can overlap with ownership, but the role is displayed as taxpayer unless the source independently establishes something stronger.
A person or entity explicitly identified by an official rental registration, license, or similar housing program as the landlord, rental owner, or licensed rental operator.
A person or organization documented as managing the property. Management does not automatically mean ownership.
A contact listed for a property or rental program. A contact can be an owner, manager, agent, employee, or another responsible party, so Landlord Record keeps the contact label unless the source says more.
A name attached to a permit application or permit record. It can provide property context but is not automatically treated as proof of landlord or current ownership.
A business record connecting an entity to an address. That association alone does not prove the business owns or rents out the property.
A procedural or enforcement record connected to the property or a documented party. Open allegations, findings, settlements, dismissals, and closed matters should remain distinct.
Landlord Record's internal graph distinguishes stronger direct official evidence, corroborated context, and candidates that are not public facts. Candidate or prohibited identity inferences cannot unlock checkout or appear as verified portfolio facts.
Use the Corrections & Disputes process and identify the exact property, displayed role, and source record if possible.
